Executive 4 bed villa. Wonderful pool & spa with Conservation area views!
Welcome to Sunsets at Sanctuary our beautiful, executive home in the gated community of Sanctuary, West Haven.
Our villa has 4 bedrooms and 3.5 bathrooms. With no rear neighbours and overlooking a peaceful conservation area, enjoy days sunbathing by our private pool before catching the final rays of the sun as it sets each evening. Located in a quiet cul-de-sac, our home is tastefully decorated throughout and maintained to a very high standard.
We want to provide the highest level of customer service for each and every guest. We are always on hand to answer any questions you may have from the moment you book your stay with us.
We are located within only a 15 -20 minute drive to Walt Disney World. We are ideally situated close to the I-4 for easy access to all of the major theme parks in this area.
Only a 5 minute drive to the golf courses located within the prestigious Championsgate area, including the Greg Norman Championsgate Golf course this is an ideal location for golf lovers too.
We fell in love with this villa and this was in no small part due to our amazing 30' x 15' pool and spa. It's in a beautiful setting, overlooking a conservation area. The extended pool deck is perfect for enjoying the Florida sun by day and the sunsets by evening due to the West facing pool. A covered lanai is perfect for shade when required. The pool deck also has a poolside shower and pool bathroom which comprises of a wc and basin. This is a great feature, especially for guests with children. Brand New pool heater Nov 2018

The living area comprises of stylish, modern sofas and chairs (NEW October 2019), a 50”HDTV and Xbox One console. Free WiFi is available, together with a premium TV package, with HD channels and sports channels. Free calls within the USA, Canada and Puerto Rico are also included.
The dining area is adjacent to the kitchen and comprises of a large dining table and chairs. A breakfast bar and stools are also available.
Our fully equipped kitchen comes complete with electric oven and hob, fridge/freezer, microwave oven, dishwasher, kettle, coffee maker and toaster. We also provide a full range of crockery, cutlery and glasses.

Our Master bedroom has wonderful views over the pool and conservation area. With a king-size bed, 32” flat screen TV, dressing table, bedside tables and chest of drawers in the bedroom a sliding door also leads directly to the pool area.
The Master bedroom en-suite bathroom features a large bath tub, separate walk-in shower, twin vanity His and Hers vanity units and separate wc.
The villa has a further three bedrooms, the second having a queen sized bed, wardrobe, flat screen TV and ceiling fan. This bedroom has access to the second bathroom which is adjacent and this bathroom has a large walk in shower, sink, vanity unit and WC.

The pool area has no rear neighbours and overlooks a conservation area. The pool is a large 30' x 15' and benefits from an integral spa. An oversized pool deck and large, shaded lanai make his the perfect area for enjoying the Florida sun by day and enjoying the beautiful sunsets be evening from the South/West facing pool.
Sun loungers, patio table and seating for 8 guests have also been provided.
A pool bath is located on the pool deck, comprising of a WC and sink, perfect for guests with children and a poolside shower is also available.
For guests safety the doors leading to the pool deck have been fitted with pool alarms and a pool fence is also available if guests require this for additional safety.

The two twin bedrooms share the Jack and Jill bathroom which comprises of a bath and shower over, a WC, vanity unit and sink. Each bedroom has a flat screen TV, one of the TVs having a combined DVD player, wardrobes and ceiling fans.
We have recently purchased a brand new LG washer and dryer, both are High Efficiency machines.
Our games room features a pool and table tennis table, foosball table and dart board. Great fun for all of the family!
A 5 burner gas BBQ can be hired for an additional cost, please ask for rates when booking.
This beautiful gated community is only a 5 minute drive to the Championsgate area with its local restaurants, bars, supermarket and excellent golf courses.

All of the rental rates are inclusive of taxes and cleaning. However, any stays of less than 7 nights will incur a £80/$100 cleaning fee.
A 25% deposit is due at the time of booking and the final deposit is due 12 weeks prior to the date of arrival.
A separate refundable security deposit of £300/$375 is due together with the final balance.
Pool heating is included between October and April.
Any booking made within 12 weeks of the date of arrival will require full payment to made at time of booking.
You may cancel your booking at any time after it has been confirmed and we require this cancellation to be made in writing. However, there are no refunds for cancellations, including the 25% deposit.

West Haven, US27 (Central)
West Haven is a collection of a smaller gated sub-divisions, with upwards of 60 rental and residential properties within each. The sub-divisions at West Haven are: The Abbey, The Green, The Hamlet, The Manor, Sanctuary, The Shire and more recently, The Dales. Each sub-division is set off from tree-lined boulevards, with each offering luxury villas with private pools.
Dependent on which sub-division the villa is located, you may be able to use the clubhouse (and gymnasium), communal pool, tennis courts and volleyball pitch. For this reason, it is always best to first check with the villa owner to confirm access to these communal facilities.
Located just north of the intersection with US27 and Interstate 4, the West Haven communities border green land and orange grove area. With so many first-class golf courses within the locality, this area is an absolute must for golfers!
The Posner Park shopping complex is around 3 miles south of the West Haven communities (towards the intersection with Interstate 4), which is where you will find major stores including JC Penney, Target, Ross and Dress for Less. Bordering the intersection are a number of local eateries, including Cracker Barrel, Beef O'Bradys, Waffle House, MacDonalds, Wendy's, an Asian Grill and a British tavern. The nearest Publix supermarket is around 3 miles east on CR54 at the Championsgate development. Here you will also find more shops and family favourite restaurants like Chilis.
Head north on US27 for a little over 5 miles for another Publix supermarket and shopping complex. There are a number of eateries including Applebees, Quiznos, an Indian take-away and a wine & bistro parlour. The nearest Walmart is a further 3 miles north - near the junction with highway US192.
