Our 6 bedroom 5.5 bathroom (4 en-suite) Villa is located in the beautiful gated (24hr manned security) resort of Watersong. With a West facing, over sized pool, deck and spa our Villa gives you that true resort feeling. Ideal for guests who are looking for something special, with a touch of luxury and elegance. The Villa has been designed internally by a leading interior designer and can accommodate 12 guests with ease.

A large informal sitting area, over looking the pool, with a stunning high ceiling. The family room is open plan to the Kitchen, Nook, Dining Room and Lounge. This is the ideal area to sit relax and watch our 65 inch Smart Samsung 4K TV. with Cable TV showing live Premier League Games! KITCHEN
Our well equipped modern kitchen contains every thing you will need for you stay from a cooker, microwave, dishwasher, fridge, freezer with built in ice and chilled water dispenser along with all the other essentials such as cutlery, crockery and glassware and most of all the bottle opener, there is also a i-dock with radio and telephone. Leading on from the kitchen is an informal dining / breakfast area with a table and 6 chairs. From the nook area you can exit through the patio doors onto the covered lanai and pool area.

Our oversized 15x30' pool is set in a resort style extended deck with 6 luxury sun loungers and a number of drinks tables. This is complemented by the spa. The pool area benefits from a hot and cold outdoor shower. The external area is fully screened and has a safety fence for children around the pool. LANAI
This oversized 10x40' area gives you the perfect protection in the summer and has 2 ceiling fans to keep you cool and a dining table and 6 chairs plus 2 additional easy chairs and a sofa. The perfect place to watch the sun go down on another beautiful day in Florida.
GAMES ROOM
To keep you entertained we have located a games room in the garage area. Including a slate-bed pool table, air-hockey, darts, 32 inch smart TV with cable, high drinks table with 2 stools and ceiling fan.(Cable TV showing live Premier League Games!) LAUNDRY ROOM

Rental Payments
1. You are required to pay us a non-refundable deposit of £300.00/$450.00 or 20% whichever is the greater per booking which is applied to your rental cost this will be confirmed by e-mail, with the outstanding balance due 8 weeks prior to the arrival date.
2. All reservations made less than 8 weeks before arrival date the full balance will be due immediately.
3. All reservations will be confirmed once payment has been received and cleared this will be email confirmation
4. If you are reserving a property within 8 weeks of the arrival date the total reservation amount is due, the total amount for the rental will automatically become non-refundable. You will be emailed all the information you will require to locate and access your chosen vacation home.
5. All booking are subject to confirmation that the villa is available.
6. Watersong Villa Florida is pleased to accept payments by, Bank Transfer or Cheque. Please make cheque payable to Mr. C J Voyle. Bank Transfer details provided at time of booking.
7. Minimum stay is 7 nights.
8. All final payments must be made 8 weeks prior to the arrival date submitted on your booking agreement, Watersong Villa Florida will request the payment by email it is the renters responsibility to inform Watersong Villa Florida of any change of email address, failure to respond to final payment reminders could result in cancelation of reservation. Watersong Villa Florida will also try to make contact with renter for final payment.
Security Bond
All guest have to Pay a Security Bond of £300.00 / $450.00, which is required at the time of final Payment. This is intended to cover any loss, damage or fines during your stay, for which you the Guest are solely responsible. The bond is fully refundable within 30 days of the departure date after confirmation from the local management company that no loss, damage or fines have been occurred. The guest agrees that the lead name submitted on the booking form remains responsible for all loss from the property or its inventory during the Rental Period.
Parking and trash violation are subject to guests being fined. Information about the parking and trash rules are within the guest information sheets provided before arrival.
Pool & Spa Heating
Pool & Spa heating is charged at £200.00/US$270.00 per week. (Subject to change).
BBQ Grill Rental
£110.00/US$125.00 per week.
Late Checkout
Late checkout up to 4pm on day of departure is charged at £95.00/US$110
CANCELLATION POLICY:
I understand and accept the cancellation policy of Watersong Villa Florida as follows:
If you should have to cancel your reservation, please notify us in writing immediately in the event of cancellation, the following charges apply:
8 weeks prior to the arrival date Loss of deposit.
Less than 8 weeks - 100% rental charge. For most reasons beyond your control cancellations will be covered by your travel insurance.
We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date.
• In case of ”force majeure” your booking may need to be terminated prior to the scheduled conclusion of your booking, This is unlikely to occur, although if the situation arises we will not be able to offer refunds, your travel insurance may cover you for these events.
Force Majeure : The owners and their agents accept no responsibility or liability for any loss or damage or alterations to the terms of this booking caused by events beyond our control including, but not restricted to, government decisions, war, civil commotion, flight delays or cancellations, technical difficulties with transportation, alteration or cancellation or schedules by carriers, adverse weather conditions, fire, flood, industrial dispute, pandemics or any other event beyond our control.

Only 25-30 mins from most of the parks. The property was clean and well equipped. If you have any concerns or queries you can call the customer services team. We didn't use the communial pool and it would have been useful to have an onsite shop but I'm being picky. Overall great location and excellent property.

Our group has stayed at this home several times. The ladies request it. The location is perfect for the activities we enjoy. It is quiet and peaceful in Watersong. The home is always clean, well stocked with dishes and towels and everything was in good working order. Our only request was maybe putting a handle on the sliding glass door to the pool. The fingertip grip was hard to manage for some of the older ladies and the younger ones broke a few nails. We highly recommend this house for location and for condition. We will return. Thanks for a wonderful vacation.

A new gated community, set in woodlands and lakelands off South Orange Blossom Trail, Watersong Resort offers executive Mediterranean style vacation properties. Built with a central clubhouse, which has a cyber cafe and fitness room. The resort also has a communal pool, basketball court, children's play area and picnic site. There is no need for golfers staying at Watersong to wake up too early, as Providence Golf Club is on your doorstep.
With this area still being developed, the number of local shops and restaurants may be limited. However, if you head towards Interstate-4 and Championsgate, you will find Pizza Hut, Wingstreet, Chilis and Beef O'Bradys amongst other eateries. Alternatively, carry on towards Kissimmee and US192 for the expected abundance of shops, restaurants and attractions.
The nearest supermarket for those everyday essentials is Publix, which is located just under 3 miles away at the intersection of South Orange Blossom Trail and Ronald Reagan Parkway. If you are looking for the nearest WalMart Supercenter, this can be found on US192 alongside Medieval Times. Around 10 miles west at the intersection between Interstate 4 and US27 is the Posner Park shopping complex which has major stores including JC Penney, Target, Ross, Dress for Less and many more. There is also a selection of restaurants and a tavern near by.
