Situated on the prestigious gated community of Watersong with a 24-hour security guard, our stunning South-West facing villa offers everything you need for the perfect family getaway.

Our fully air-conditioned home is set on an extra-wide plot and, with a huge 3,200 sq ft of living space, 5 bedrooms and 4.5 bathrooms, easily accommodates 10 people, plus a baby. Set in a lovely conservation area with no rear neighbours, guests can enjoy uninterrupted views of woodland and a natural lake. Listen to the sounds of nature as you enjoy the sun from your extended pool and spa area or take some shade under the full width lanai. In the evening, watch the sun set over the Watersong horizon whilst enjoying some well-deserved refreshments after another busy day.

The spacious living accommodation has a bright and airy design and is fully furnished to a high standard whilst expertly maintained by our local Management Company - ensuring that the villa is kept immaculately clean both internally and externally.

The Watersong Clubhouse is just a 3 minute walk from our villa and guests can enjoy free use of the fitness centre, communal pool, spa and other facilities. There is also a large indoor lounge area, perfect for family reunions or special events.

The Disney attractions are approximately 20 minutes away and local shops and supermarket, including a new Publix, are just a 5 minute drive. With easy access to the I4, the beautiful East and West coasts of Florida are both within reach for a day on the beach. Champions Gate, offering a good selection of shops and restaurants, is a 12 minute drive away and the Posner Park Shopping Mall just 10 minutes. For golf enthusiasts, Providence Golf Course is located next door (under 1 mile) with Highlands Reserve and Champions Gate courses also easily accessible.

Watersong Sunset Villa offers an exceptionally large main living area that is decorated in a fresh modern style and opens out on to pool/spa deck at the rear. It is open-plan but with distinct separate areas.

Living Area
The main downstairs area is a spacious, informal lounge with 2 large sofas and further comfortable chairs. This relaxing room is equipped with a 55” Smart UHD TV with digital Cable, a Music system with CDs, a Bluetooth speaker to stream your own choices and a selection of family board games and books.

Kitchen
The Kitchen is modern, high-end and fully-equipped with granite counters and a breakfast bar for those informal meals and snacks. Appliances include a modern cooker, microwave, dishwasher and fridge/freezer with ice and filtered water plus a range of smaller but vital electricals such as a Nespresso Vertuo machine and large crockpot as well as a filter coffee maker, blender, toaster and kettle. Of course, there are plenty of pans, crockery, cutlery, glassware and utensils for the whole house as well as picnicware for safely using around the pool.

Dining
The Formal Dining Area will comfortably seat 6 people around the large table whilst the extra Nook by the kitchen, overlooking the pool, will seat a further 4 people and is ideal for breakfast.

Laundry
A separate Utility room is provided for your convenience and is well equipped with a full-size Washing Machine, Tumble Dryer, Steam Iron and Ironing Board.

The villa hosts 2 huge master suites, each running the whole length of the villa, a separate family suite of 2 bedrooms sharing a bathroom and a further twin room with en-suite bathroom. As well as the central Air Conditioning, each bedroom also has a ceiling fan for your comfort. Hair dryers and straighteners can be found in each of the master bathrooms.

Master Suite 1 is on the ground floor, overlooking the pool area. It has a King size bed, separate easy chair and multiple storage options for your belongings. There is a fitted safe for your valuables and a large HD TV with Cable and Roku. The bathroom benefits from a double-size shower with twin shower heads and also twin basins with a separate WC.

Master Suite 2 is on the upper floor and overlooks the lake and woodland to the rear of the villa. It has a new King Bed, separate easy chair and a large walk-in closet. There is a second fitted safe and a 43” UHD Roku TV. The bathroom also has a double-size shower with twin shower heads, twin basins and a separate WC.

Bedroom 3 is a lovely bright room and features a Queen bed, separate easy chair, a large fitted closet and a new 40” Roku TV.

Bedroom 4 is a spacious twin-bedded room which also accommodates a cot/crib for any babies in your party. It has a large fitted closet and new 32” Roku TV.

Bathroom 3 is part of the Family Suite and is shared by Bedrooms 3 and 4. It consists of a full-sized bath with overhead shower, vanity unit with wash basin and WC.

Bedroom Suite 5 has twin beds and views over woodland to the rear. It has a large fitted closet and a new 40" Roku TV. There is also a private en-suite bathroom consisting of a full-sized bath with overhead shower, vanity unit with wash basin and WC.

The stunning outside area and picturesque views are what makes Watersong Sunset Villa the perfect place to relax away from the parks. Set on an extra-wide plot, our 30’ x 15’ private pool with raised spa & extended deck area offers plenty of space for soaking up the beautiful Florida sunshine. The fully screened deck faces South-West so will attract the sun throughout the whole day.

The full-width covered lanai, with ceiling fan, is perfect for seeking some afternoon shade or dining al fresco. With no rear neighbours, you can enjoy peaceful woodland and natural lake views - perhaps the local family of Sand Cranes will pay a visit.

There is plenty of comfortable seating and padded sun-loungers available for everyone to relax after a busy day at the parks. Maybe enjoy a few drinks before dinner whilst watching the glorious Watersong Sunset over the lake.

For your peace of mind, a pool safety fence is provided for families with young children. Pool towels are also provided as standard for your use. Pool & Spa heating is available on request and is recommended for the cooler months.

Loft / Family Area
Upstairs leads to a generous second family lounge area with a comfortable corner leather sofa and further seating and storage. There is also a huge wall-mounted 65” Smart UHD TV with digital cable and Roku. An Xbox One X complete with wireless controllers and a wide selection of Games allow for ongoing family tournaments throughout your vacation.

Games Room
To provide sporting contests for the whole family, the garage has been converted to a Games room. It is well equipped with a new ESPN Air Hockey table, a slate-bed Pool Table, Foosball and seating for the spectators.

In addition, a range of Children’s Equipment is available in the villa including a crib/cot, stairgate, lightweight stroller, highchair and baby monitor

Free High-Speed WiFi is available throughout the property plus free local telephone calls.

Watersong Resort
Watersong Sunset Villa is designed to provide tranquillity and privacy for you and your family to relax. The Watersong resort itself is set in an extensive and secure conservation area and has many peaceful walks creating a truly serene sanctuary.

The central Clubhouse is where you can enjoy many other activities in a more social environment, perhaps meeting other families from the community. There is a zero-entry communal pool and separate spa with plenty of surrounding space to sunbathe and unwind. Other facilities include a fully equipped fitness centre and a beach volleyball court plus a children’s playpark, picnic area and putting green. The Clubhouse itself houses a Grand Meeting Room and a computer room as well as providing table tennis and pool table rooms.
